Terms of use

Last updated 29 July 2026. These terms are a contract between you and the operator of Bybricks. By using the site you accept them.

These terms are not final

The operator’s registered name and correspondence address are still being confirmed. Everything else here is accurate and in force.

1. Who we are

Bybricks is a website for advertising homes for sale and to rent in the UK. In these terms, "we", "us" and "Bybricks" mean the operator below, and "you" means you.

2. What Bybricks is, and what it is not

Bybricks is an advertising platform. Owners and verified letting and estate agents place adverts here, and buyers and renters browse them and get in touch. That is the whole of what we do.

We are not an estate agent, and specifically:

  • We do not act for the seller, the landlord, the buyer or the tenant. We represent nobody.
  • We do not value your property, negotiate on anyone’s behalf, or handle offers, payments or any part of a transaction.
  • We do not arrange viewings or pass your details to prospective buyers. If two people want to meet, they arrange it between themselves.
  • We give no legal, financial, mortgage, tax, survey or investment advice, and nothing on the site should be treated as advice.

Everything on the site is a starting point for your own enquiries, not a substitute for them. Before you commit to buying or renting anywhere, get your own survey, searches and professional advice.

3. Your account

Browsing is open to everyone. You need an account to save homes and searches, to message someone, or to list a property. You must be 18 or over and able to enter a contract.

  • Give us accurate details, and keep them up to date.
  • Keep your password to yourself. You are responsible for what happens under your account, unless someone else’s fault caused it.
  • One person, one account. Do not share, sell or transfer it.
  • Tell us promptly if you think someone else has got into your account.

4. Listing a property

By submitting a listing you confirm all of the following.

  • You own the property, or you are otherwise legally entitled to market it, and where anyone else’s agreement is needed you have it.
  • Everything in the listing is true, and not misleading by what it leaves out. This matters legally, not just to us: consumer protection law makes misleading a buyer or renter an offence.
  • You have an Energy Performance Certificate, or have ordered one, or the property is exempt, and you have declared which. Getting an EPC before you market a property is a legal duty and you can be fined for skipping it. That is why we make you declare it and why we will reject a listing without one.
  • You will keep the listing accurate, and mark it as under offer, sold, let or withdrawn when its position changes rather than leaving it up.
  • You will respond to genuine enquiries in a reasonable time.

Every listing is checked before it goes live: automated checks on the address, the price, duplicates, completeness and the EPC declaration. A listing from an individual owner is then reviewed by a person before it is published. A listing supplied by a verified agency through its own feed publishes once the automated checks pass, because we verify the agency itself rather than each of its listings. We can refuse, hold, edit for formatting, suspend or remove any listing, and we will tell you why. We can also suspend an account that repeatedly breaks these rules.

Listing is free. If we ever introduce paid upgrades, they will be clearly priced and entirely optional, and nothing will start charging you without you choosing it.

5. Your content, and the permission you give us

Your photos, floorplans, descriptions and messages stay yours. We claim no ownership of them. But we cannot run a property portal without your permission to actually show them, so by uploading content to Bybricks you give us the following licence.

The licence, in full

You grant us a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, resize, crop, compress, convert the format of, and publicly display your content, and to make the copies needed to do so, for the purposes of operating, improving and promoting Bybricks. This includes creating smaller versions of your photos so pages load quickly, showing them on search results, area and city pages, in our sitemaps, and in the preview cards that appear when a listing is shared on social media or in search results. It includes letting our hosting, storage and delivery suppliers do the same on our behalf, which is the only way the files can reach a visitor’s browser.

The licence is limited to that. We will not sell your photos, license them to third parties for their own use, or use them to advertise a different property.

It lasts while your listing is on Bybricks, and then only as long as we need to keep records, as set out in the retention section of our privacy policy. Remove a listing and we stop displaying its photos.

You also confirm, for everything you upload, that:

  • You took it, or you own it, or you have permission from whoever does. Photographs taken by a professional photographer or a previous estate agent usually belong to them, not to you, and passing them to us without their permission is copyright infringement. If you are not sure, do not upload them.
  • It shows the property you are actually listing, as it currently is.
  • It does not contain anyone else’s personal information, and no person is identifiable in it without their agreement.
  • It infringes nobody’s rights and breaks no law.

If someone tells us your content infringes their rights, we may remove it while we look into it. If you believe we have removed something wrongly, tell us and we will review it.

6. How to behave here

Do not:

  • Post a listing for a property that is not available, or that you cannot market.
  • Harass, threaten, defraud or discriminate against anyone, or send anyone anything unlawful or abusive.
  • Use Bybricks to advertise other services, or to solicit users off the platform for your own business.
  • Scrape, crawl, bulk-download or copy listings or any part of the site, or try to build a competing or derivative database from it.
  • Attempt to break, overload or get unauthorised access to the site, or work around our security or rate limits.
  • Impersonate anyone, or misrepresent who you are or what you are entitled to sell or let.

Messages go through Bybricks so there is a record and so nobody has to hand out their phone number. We can read a conversation where we need to investigate a report or comply with the law, and we will not otherwise.

7. Agents and CRM feeds

Agencies must be verified before listing, which means giving us a company number and redress-scheme membership that we check. If you send us listings from your CRM, you confirm you are entitled to market every property in the feed and that its content is accurate, and you give us the same licence over feed content as clause 5 covers. Keep your feed credentials secret. We can suspend a feed or an agency for inaccurate listings or for breaking these terms.

8. Prices, valuations and area data are guides only

Our valuation guide, mortgage and stamp duty calculators, sold-price pages, area averages and any AI-generated text are indicative estimates from public and third-party data. They are not formal valuations, not a mortgage or tax calculation you should rely on, and not advice. Figures can be out of date or wrong. Sold prices come from HM Land Registry, area averages from the UK House Price Index, and neither is a prediction of what any particular home is worth. Get a professional valuation and proper advice before making a decision that turns on a number.

9. Listings come from their sellers

Adverts on Bybricks are created by the owners and agents who place them. We check what we reasonably can, and we take our own responsibility for the completeness of adverts on this site seriously, but we do not inspect properties and we cannot guarantee every detail of every listing. Nothing here is an offer capable of acceptance, and a listing does not create any contract between you and a seller.

If you spot something wrong or suspicious, use the report button on the listing. We act on reports.

10. The site itself

Bybricks, its name, logo, design, text and software are ours or our licensors’, and you may not copy or reuse them beyond normal personal use of the site. We try to keep the site available but we do not promise uninterrupted service, and we may change, suspend or withdraw features. Where a change materially reduces what you get, we will give you reasonable notice unless we cannot, for example for security or legal reasons.

11. Ending it

You can stop using Bybricks whenever you like, and you can ask us to close your account and delete your data, see the privacy policy for what happens to it. We may suspend or close your account if you break these terms, if we are required to, or if we reasonably believe you are putting other users at risk. Where it is not urgent we will warn you first and give you a chance to put it right. Closing an account removes your listings from the site.

12. Our responsibility to you

Nothing in these terms limits anything that cannot legally be limited. That includes liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, and, if you are a consumer, your statutory rights under the Consumer Rights Act 2015. If you are a consumer, these terms do not take away those rights and you can always rely on them.

Subject to that:

  • We provide Bybricks with reasonable care and skill, but free of charge and as an advertising platform. We are not responsible for the conduct of other users, the accuracy of their listings, or anything that happens between you and someone you met here.
  • We are not liable for loss that was not a foreseeable result of us breaking these terms, or for business losses such as lost profit, lost opportunity, lost sale or loss of goodwill.
  • For everything else, our total liability to you arising out of these terms or your use of Bybricks is limited to £100, or, if you have paid us anything in the 12 months before the claim, the greater of £100 and the amount you paid.
  • If you use Bybricks for business purposes, including as an agency, you accept the same limit and agree we are not liable to you for business losses of any kind.

If you list a property or use Bybricks for business, and something you did or uploaded causes a third-party claim against us, for example a copyright claim over a photograph or a claim about a misleading listing, you agree to cover our reasonable losses and costs from it. This does not apply to consumers acting outside a business.

13. Complaints

If something has gone wrong, email hello@bybricks.co.uk with the detail and we will look at it and reply. For anything about your personal data, use the contacts in the privacy policy, which also explains your right to complain to the Information Commissioner’s Office.

14. Changes to these terms

We may update these terms as Bybricks develops or the law changes. The date at the top shows the current version. For a change that materially affects you we will give reasonable notice, by email or on the site, before it takes effect. If you carry on using Bybricks after that, you accept the new terms. If you do not accept them, you can close your account.

15. Governing law

These terms are governed by the law of England and Wales, and any dispute goes to the courts of England and Wales. If you are a consumer living in Scotland or Northern Ireland, you keep the right to bring proceedings in your own courts, and to rely on any consumer protection your local law gives you.

16. Odds and ends

  • If any part of these terms turns out to be unenforceable, the rest still applies.
  • If we do not enforce something straight away, we have not given up the right to enforce it later.
  • We may transfer our rights and obligations under these terms to someone else, for example if the business is sold. Your rights are not affected. You may not transfer yours without our agreement.
  • These terms, together with the privacy policy, are the whole agreement between us about your use of Bybricks.
  • Nobody other than you and us has any right to enforce these terms.
