Where does this sold-price data come from?
HM Land Registry Price Paid Data, the official record of residential property sales in England and Wales. It is the same source the big portals use, and it is free, open government data.
How current is it?
A sale only appears once it has been registered, which usually takes a month or two after completion. Nobody has fresher sold prices than that, so treat the last few weeks of any market as unknown.
Why can I not see a specific house?
Some transactions are excluded from the published data, including repossessions, right-to-buy sales and transfers that were not at full market value. Homes in Scotland and Northern Ireland are recorded by different registers and are not in this dataset.
Is a sold price the same as a valuation?
No. A sold price is what one buyer paid for one home on one day. Our free instant valuation blends the official averages for your area and property type into an estimate, and is clearly labelled as a guide rather than a formal valuation.
