Material information: what you must tell buyers

“Material information” is the set of facts a buyer or renter needs to make an informed decision. UK guidance increasingly expects this up front on the listing, not deep into the conveyancing.

The essentials: the price, the tenure (freehold, leasehold, share of freehold or commonhold), the council tax band, and the EPC energy rating. For leasehold homes, buyers will also want the lease length, ground rent and service charge.
